OK, I've found a house that I love and want to buy. I can afford it and I want it. There is someone else who wants it but he is self employed and struggling to get a mortgage. I dont think this house is going to be on the market long, it's lovely.

Anyway, I put my house on the market on wednesday, the day after seeing this house I want. I had the 1st viewing yesterday/today (bloke on his own yesterday, with girlfriend today) and the people who came to look at it have just put an offer in, but its £5K less than asking price. Now I know that I can get asking price for it but time is really against me here. I really really want this other house. I know that this guy knows that I'm in a hurry to sell so I think he may be testing the water with a low offer first.

The thing is, I really want this house badly. But 5 grand is a lot of money. Remember, this is the 1st (and only) person who has looked at my house. There are no other people lined up to look yet as they are still making up the info sheets on it. This prospective buyer is a cash sale, i.e. no chain.

Not sure what to do.. please help :/

Post your interest in the house you want with the agency first.
Then its up to you I guess, do you jump now or wait?!?! Theres no right or wrong here.

I told them there + then that I wanted their house. I told the agency too. Its the same agency that I put my house up with. I figured that if anyone can be pulling strings etc then its them.

Unfortunately, the only one who can't afford to piss about waiting here is me.

£5K !! 5 grand! That's a lot of money. I do love this other house but dont think I'm going to let some cheeky git bend me over + have £5K off me just like that. Its about 4% of the total value. I had the house valued by three different companies and they all came in with the same figure, basically a fiver over my asking price (gotta do the phsychologicals ;))

GAH!! don't know what to do. Are they just trying it on to see if I'll bite?

If you want a quick sale then tell the couple that want your house that they'll have the house for asking price! If you guarentee them a house I'm sure they'll be happy to pay a little more :D

DHF - ok, more like 3.34% but your maths is still out ;)

scotty - i like your style but I'm not sure how long I can wait. If I had time I could probably sell it for even more..
