    You: HEY ASSHOLE, IT'S EVICTION TIME
    Him: ABOUT TIME, LIVING FOR FREE HAS BEEN GREAT
    You: I'MA CAP YO ASS
    [pull out your glock point it at him sideways]
    Him: MAN, I'M OUTTA HERE
    meanwhile
    Other tenants: I WISH MY LANDLORD WASN'T SUCH A *****
    weeks later
    Him: I'MA SUE YO ASS
    You: EGAD!
    etc.

    Exaggerated or w/e, but you get the idea.

    Why not just be the better man, don't sink down to his level. He's been screwing you for a few months, it's not worth any further trouble.

    Vote to have Evo make a consolidated rant thread. :D

    OT: Politeness and professionalism are the way forward in this situation. Why do you think cops start off polite? They are trying to show that even when you have been breaking the law and so on, you are a human being, and are entitled to basic civility. It's only when people are twats right at the cops long enough that the cops really break their politeness.

    Once got arrested on suspicion of going around and breaking car mirrors. Totally didn't do it, but didn't lash out, or act angry, the cops were fine, polite, understanding. When they caught the kids who were doing it, all was well.

    Sorry, tangented there. All I am saying is that if you keep a professional face for as long as possible, you are presenting yourself as a better person. Hell, the more calm and polite you are, the more it's likely to anger him. I'm sure he'd take great pleasure in seeing you furious at him, because he'd hit a nerve.

    So, went and seen this guy yesterday!

    Opened his room door covered in his own vomit...

    Me: You have to leave by monday (following the book giving enough notice exc)
    Him: I didn't do anything, I didn't spend the money!
    Me: So where's the money?
    Him: Its gone right into my other bank account i didn't realise!
    Me: Put some cloths on get in the car and we'll go withdraw it and everything will be sorted then...
    Him: I spent the money, I thought it was my dole money
    Me: So for some reason your dole money happened to be around 100s of pounds more then normal and you didn't realise it was money for paying your rent?
    Him: starts raising his voice
    Me: warns him that raising his voice is a bad idea.
    Him: Just go away! I'll speak to "your boss Monday"

    -Leaves-

    See i can handle things well!

    Update Boss returns from London, Gets text message from person in question.
    Phones person in question. Person in question moves out within 3 hours.

    Cool and calm pissed him off. If you had kicked off in return, he'd have felt stronger, and wouldn't have made you go away. He'd probably have been spoiling for a rumble, then. But since you kept yourself as professional as possible, he thought twice about it, because he didn't see you as a threat, physically. You were a threat on a level he couldn't compete on. :D

    It's weird everyone's been saying "keep calm and professional" and my employer would be ashamed of me if he knew the way i was acting... (I acted professional and the guy showed no intention of moving out)

    My Boss on the other hand...
    Shouted down the phone like mental calling him every name under the sun. Telling him that he better not be their by Monday when he comes around. (This isn't very professional but it worked)... He moved out within 3 hours of the phone call...

    See what i mean? Being Professional i got nothing done. On the other hand when being unprofessional he was gone within 3 hours...

    You didnt achieve anything because he was well aware there was somebody higher up the chain than you! Nothing to do with how you acted tbh.

    Well maybe so, but there wouldn't be any sympathy if he knocked seven shades out of you...and you probably wouldn't learn. Besides, you never know who you are taking the wrong tone with, it's all well and good being billy big man but not at work, when you're dealing with people you know nothing about.....Raoul Moat anyone?

    I've always seen this as a problem!, How do i go about doing something about this? Getting stuff done which i'm being paid for though?

    Just saying the obvious now aren't you. I don't always act like "Billy Big Man", In fact i treat most of the tenants that pay and don't take the piss with allot of respect and wouldn't pass them in the street without saying hello, starting regular conversations exc,

    with 90% of tenants i can work out ways of getting the money owed "over time", Or don't mind waiting awhile, "Billy Big Man" Only comes out to play when people have no intention of paying, Owe allot of damn money, and generally treating me as a pushover.

    Some people can't be helped. You appear to be one of them.

    Seriously, what is your registered charity number? If you don't have one yet, I think you should get one. :p

    This is your business. You make a living at it. You are not a hostel for the homeless. You are not social housing. This is your bread and butter and your means of feeding your family and keeping a roof over their heads. Got the picture? Charity is not supposed to bankrupt you.

    It is noble that you want to help out your fellow man but there are organised charities for that, which you can support and contribute to. This ensures that the right people get the right help and also protects you from getting exploited. If you still want to make a personal difference, go ahead, but realise that you can only give people choices. Which one they take is up to them. As such, occasionally your trust and charity may get abused. That is part and parcel of the whole charity thing. Deal with it.
